Team

A partnership of operators, allocators, and counsel.

Every partner holds a meaningful equity stake in the firm, co-invests in every deal, sits on the Investment Committee, and is reachable by name.

Leadership

The partners.

Managing Partner · Investment Committee

Ben Hedrick

CCIM

Ben leads acquisitions, capital, and firm strategy. He holds the Certified Commercial Investment Member designation — a credential held by fewer than six percent of commercial real estate professionals. Before founding the firm, he worked in commercial real estate brokerage and investment, where he developed his conviction that workforce multifamily is the most under-capitalized durable asset class in American real estate.

Partner — Acquisitions · Investment Committee

Chip Ridge

MBA

Chip holds an MBA. Over the last twenty-six years he has started several real estate and operating companies, including Heritage Title Services, which was sold to BB&T Insurance Services in 2007. His experience spans strategic planning, start-up support, multi-state operations management, and sales and marketing implementation.

Chip founded Perpetual Title, a regional title company; serves as a partner at Triple Crown Senior Living, a regional developer and operator of assisted living and memory care facilities; sits on the advisory board of Sapphire Fiduciary; and founded BlockChange, which promotes home ownership and community-based change in Louisville's West End.

Paul Stropkay

CFA

Paul brings two decades of investment management and banking experience to Plowshares. He is the founding member of Sapphire Fiduciary Advisors, which provides discretionary investment management services to families and outsourced chief investment officer (OCIO) services to institutions. Paul serves on the boards of Citizens Bank and its parent, Rockcastle Bancorp, and previously held the position of Chief Investment Officer for a national foundation and for an ultra-high-net-worth family office.

Paul holds a Bachelor's degree in English and an MBA with a concentration in Finance. He earned the Chartered Financial Analyst designation in 2006 and is a member of the CFA Institute.

Aaron White

MDiv

Aaron's experience across property management and social work directly illustrates the Plowshares mission to cultivate holistic wellbeing through real estate. He has invested in real estate for more than a decade and has held leadership roles at St. Joseph's Children's Home, Sunrise Children's Services, and the Orphan Care Alliance. He holds a BA and a Master of Divinity.

Partner — Acquisitions · Underwriting · Investment Committee

Eric Cornett

JD · MBA

Eric brings more than twenty-five years of experience in commercial real estate as a seasoned developer and investor. At Plowshares, his work strengthens the firm's acquisitions and diligence analysis. He has led and managed all aspects of new development and redevelopment projects across the Mid-Atlantic and Southeast — a portfolio that includes single-tenant retail, grocery-anchored developments, big-box power centers, industrial properties, and the redevelopment of a 670,000-square-foot enclosed mall into an open-air mixed-use retail center.

Eric holds a Bachelor of Business Administration in Finance, a Master of Business Administration in Finance, and a Juris Doctor. Before becoming a real estate developer he was a corporate transactional attorney at Greenebaum Doll & McDonald PLLC, where he specialized in mergers and acquisitions, debt and equity financing, and commercial real estate development.

He is the founder and managing member of Foxhole Real Estate, a Louisville-based full-service commercial real estate company; founder of Green Ridge Investments, LLC, focused on lower-middle-market operating companies and commercial real estate in the Mid-Atlantic and Southeast; and co-founder and partner of Diatom Aviation, LLC, an aviation support services company in Hebron, Kentucky. Eric is a member of the International Council of Shopping Centers and the Kentucky Bar Association.

How the partnership works

Aligned by structure, not just by intention.

GP co-investment in every deal. The partners' personal capital is in the same waterfall, on the same terms, as our LPs.

Operations under one roof. Every property is managed by Plowshares Management. There is no third-party operator standing between our underwriting and the work it depends on.

One firm, two faces. Plowshares Capital is the investment platform. Plowshares Management is the operating platform. Same people, same standards, two doors.

A partner answers the phone. If you invest with Plowshares, you have a named relationship with a named partner. We are not large enough — and not interested enough in becoming large enough — to lose that.

Want to know us before you invest with us?

Good. We prefer it that way. Begin a relationship with a conversation — not a wire.
