The thesis

Workforce housing is the most resilient — and most underserved — asset class in American real estate.

We focus on the housing that the economy actually runs on: the schoolteachers, line cooks, nurses, and mechanics whose neighborhoods are too often overlooked by capital.

Class B and C multifamily in secondary markets has produced more consistent risk-adjusted returns than any other property type over the last twenty years, yet remains dominated by undercapitalized mom-and-pop operators. Plowshares brings institutional underwriting, in-house management, and credentialed leadership to a segment that has historically lacked all three.

Our edge is not financial engineering. It is the patient, hands-on operation of real assets in places we know — and a long view of what a property can be when it is owned well.

01 · Discipline

Underwriting that survives the second look.

Every deal is stress-tested against rent compression, vacancy expansion, and rate widening. We pass on far more opportunities than we pursue. The cost of a missed deal is small; the cost of the wrong one is permanent.

02 · Operations

Vertically integrated by design.

Through our sister company, Plowshares Management, we manage every unit we own. Asset management and property management report to the same team. There is no third party between our underwriting and the work it depends on.

03 · Stewardship

Returns and residents are not in tension.

The properties that compound value over a decade are the ones residents want to live in for a decade. We invest in the building, the systems, and the experience — and we measure ourselves on both NOI and retention.

Deal size
$2M – $25M total capitalization.
Geography
Louisville, Lexington, Cincinnati, Indianapolis and adjacent secondary markets.
Hold period
5 – 10 years; longer where the asset and market warrant.
Target returns
15 – 25% IRR; 7 – 10% cash-on-cash at stabilization.
Structure
Single-asset syndications and joint ventures.
